The Maui Kamaole Owners’ Association and its management ARE NOT involved in selling condominiums. Any real estate agent licensed in Hawaii can list and sell units at Maui Kamaole.
Condominiums in Hawaii can be built on either owned land or leased land. Buyers at Maui Kamaole become part-owners of the land, thereby eliminating the risks associated with expiring leases. The term for condo complexes like ours where the land is owned is “Fee-Simple.”
Owners are assessed monthly dues to cover administrative services, security, and maintenance of common elements, including the landscaping, pools, roadways, and building exteriors. Our monthly assessment also includes garbage, water, sewer, cable TV, and high-speed internet. The amount charged is based on size of unit; there are six different levels for these fees. When considering the purchase of a condo, be sure to include the monthly fees. Also, be aware that these fees change as costs of maintaining the property increase.
Hawaii law requires that condo associations maintain adequate financial reserves to cover long-term costs. Properties vary in their approach to reserves. We have a history of maintaining a strong reserve position.
All condo owners’ associations have a set of governing documents. Make sure you fully understand the specific rules that apply to changes you can (or cannot) make to your condo once you purchase it. Before purchasing, consider if rules related to pool use, noise, or occupancy are consistent with your vision of how you plan to use your new condo.
